An article from Business Wire cited a survey that was conducted which analyzed over 336,000 reviews across 11,300 multifamily properties. Here are some of the highlights from the article, by the numbers:

  • 81% of renters consider reviews important when searching for an apartment

  • 55% require a property to have at least 4 stars to even be considered

  • 71% of renters surveyed stated that negative reviews could deter them from even touring an apartment

Additionally, a recent conversation with a member of our in-house marketing team provided this expert insight on how to boost review scores:

  • Resident events and using those to gather reviews

  • Sending resident surveys during key moments (move-in, completed work order, etc.) in order to leverage a recent positive experience

  • Instilling a culture where there is a proactive approach for asking for reviews during casual interactions with residents

Question: Is AI being used successfully in leasing or maintenance operations?

Answer: Yes! AI features and functionality are used both in leasing, maintenance, and marketing throughout our portfolio. Some of those use cases are as follows:

  • Reviews - AI responses generate a suggested response. Managers can modify as needed. This ensures reviews are responded to in a timely manner.

  • Marketing -  AI analyzes data to identify trends to point out what's working well and what's not to facilitate strategic decisions.

  • Chatbots - Help foster leads promptly and facilitates handoff to onsite team members.

  • Maintenance - Summary of work order history & automatic assignment of work orders based on team member skillsets.
