A recent article written by Itziar Aguirre from Costar Analytics highlights: “Job growth in Salt Lake City is gaining momentum. Through the first eight months of the year, the Ski City added 8,300 jobs, which is the strongest year-to-date figure this past decade, when excluding rebound years 2021 and 2022 coming out of the pandemic.

🚙 This steady growth impacts not only downtown Salt Lake City but also all suburban areas within 30 minutes driving distance. According to a report by Axios, over 70% of workers in the Salt Lake City area have commutes under 30 minutes.

The Costar article adds: “Goldman Sachs is moving some managers from major financial centers like New York City to more affordable locations such as Salt Lake City and Dallas as part of the bank's "Project Voyage" cost-cutting initiative. Also, the tech hiring market in Salt Lake City appears to be stabilizing…

🎉Steady job growth is a great sign that impacts multiple sectors including multifamily real estate. Although the construction pipeline for the area is still quite robust, job growth (especially from companies headquartered in other states) and continued migration from across the country, points to a great next few years for multifamily investors.

Question: What are the most effective ways to manage expenses without sacrificing tenant satisfaction?

Answer: We seem to have a common theme here (maintenance)! Proactivity as it pertains to maintenance goes a long away in increasing tenant satisfaction. Being proactive with maintenance may seem like just an expense hit to a property’s P&L, but it actually has a three-fold benefit.

  1. Problems are addressed before they compound (repairs are more expensive when they’re urgent). 💰

  2. Resident satisfaction increases. No one wants to wait 2-4 weeks in the summer for new A/C units to be delivered and installed.😊

  3. Asset Preservation: Staying on top of maintenance issues at a property increases the long term value of an asset, and reduces the possibility of a re-trade in the event of a sale. 📈

This is where budgets are key! Having an open conversation with management regarding CAPEX items helps ensure all parties are on the same page and follow the same plan regarding maintenance. Remember: generally, repairs are less expense than replacements!
