State and County Population Estimates for Utah

Recently, the Kem C. Gardner Institute released the “State and County Population Estimates for Utah: 2025”. Some highlights from the report include:

📈 Most Growth- Utah County added the most population, totaling 15,914 new residents, accounting for approximately 36% of the state’s population growth.

⚡ Fastest Growing Counties - Tooele and Iron counties experienced the fastest population growth (3.0%). Washington, Utah, Grand, and Wasatch counties grew by 2.0% or more.

🌱 County Growth - Twenty-four counties grew in 2025, with over half of those counties’ growth driven by net migration.

⚙️ Components of Change- Net migration played a smaller role in growth than in the past 4 years, contributing 43% to statewide population change. Natural change contributed 57% of new residents.

Annual Leadership Conference

This month, Nxt leaders from across our portfolio gathered for the 2026 Annual Leadership Conference, a time dedicated to alignment, learning, and recommitting to the standards that define who we are.   • Meaningful: Creating a feeling when serving—we want to create an environment where our residents and partners can’t imagine being anywhere else.

The conference also highlighted how branding, communication, and first impressions shape the resident experience. Leaders discussed consistent messaging, reputation management, social media engagement, and new initiatives like the Nxt Move-In Bundle and 10-Day Happiness Check-In, both designed to build trust early and elevate the resident journey from day one.

Finally, the conference challenged our teams to think like pioneers — to question what’s considered “normal” in property management and strive to create a new standard of service. Answer: This is a great question. Leadership culture at the site level directly influences results because it shapes daily behavior. Strong site leaders set expectations around responsiveness, accountability, and care—leading to faster leasing follow-up, better resident communication, tighter expense control, and proactive maintenance. Weak leadership, on the other hand, often shows up as slow response times, inconsistent standards, higher turnover, and deferred issues that quietly erode NOI. Over time, properties with strong leadership cultures don’t just feel better run—they perform better financially.
